2019 Oahu Market Update: What Does This Mean for Buyers and Sellers?

The Honolulu Star Advertiser quoted in their last February 2019 issue, “Conditions point towards a balanced market for both buyers and sellers.”And I have to say I agree. Since 2010, the market in Hawaii has been appreciating at a steady rate. With Hawaii’s travel and tourism, 11 military bases across the islands, rail construction, foreign investors, and not to mention our tropical paradise climate, our Oahu market continues to stay strong and healthy. Since December 2018, we have seen the first bit of a dip in the market since about 2010, resulting in longer days on the market and more inventory.

As Oahu is extremely neighborhood specific and the prices change depending on what neighborhood you are in, we are seeing some interesting changes island wide. For single family homes, there was a -0.6% yearly change from median price in 2019 recorded at $767,500 versus January 2018 of $772,000. Days on market changed to 27 verses 17 compared to a few months ago in September 2018. Median single family home prices have gone from $812,500 in October 2018 to $797,000 in November, to $788,000 in December, and now $767,500 in January 2019. That is quite a difference in purchase price and gives buyers more home options when looking to buy.

For condos, there was a -7.2% change compared to last year with 2019 median condo price recording at $399,000 versus 2018 $430,000. Median condo prices were at $420,000 in November 2018 to $399,000 in January 2019. Even the slightest change is very noticeable in the marketplace and can affect the buying or selling process.

What Does this Mean for Buyers and Sellers in 2019?

For buyers, this means that you have more options and a better chance of getting into escrow on your dream property. Mortgage rates are still historically low, and there are a ton of great programs that buyers can use to purchase a home.  First and foremost, it is important to attend a buyer’s consultation so that your agent takes the time to really understand what you are looking for in a home. They can then find properties that meet your needs as soon as they hit the market. A couple years ago a listing would come onto the MLS and by the first open house, the seller would have multiple offers to review. This resulted in aggressive bidding wars and a highly competitive marketplace. For everyone who did not get their offers accepted, now is the time to make moves. However — just because the market is down — does not mean you can make unreasonable offers, aka “low ball,” or make offers without having your pre-approval done, or proof of cash funds on hand. Hawaii’s market is strong, and sellers will wait for a fair offer from a qualified buyer.

For Buyers:

Having an agent that is a hard worker, a quick and responsive communicator and is detailed when writing the purchase contract matters tenfold. Before putting in an offer, your agent should fully analyze the price and compare the property to others sold. They should provide you with a price range of what the market value of the home is worth, if you are not going in at full price. It is ultimately your choice for the offer amount, but it helps tremendously to have guidance from a professional agent in the negotiation process. Turning in a well-written cover letter, along with a pre-approval or proof of cash funds, is something that is standard with all of my offers. This ensures that the seller knows you are a qualified serious buyer, and hopefully chooses your offer to work with over others. I am extremely detailed on timelines, proactive and write offers that are clean and concise. This shows other agents that I am a competent and easy to work with, which believe it or not, is a huge part of getting your offer accepted. Listing agents want to work with buyer’s agents who can make the transaction smooth and stress-free for all parties involved.

For Sellers:

For sellers, this means that you really need to market your property in the best light possible. Your agent should assist in getting your home ready to show in order to get you the highest price in today’s market. Professionally cleaned, open and tastefully staged. This starts with a marketing plan and a spot on listing price. Listing too high will result in very little interest in your home. The more days it sits on the market, potential buyers start to think “what’s wrong with this house? Why is it still sitting on the market?” That is the worst thing you can do for your property. If you are priced right, you may receive multiple offers and maybe some over asking.

A potential realtor for hire should come out and view your home and understand all the upgrades and features. They should be asking questions about the property, any repairs done, and be alerted of any issues. After they have seen it, they should present you with a very well analyzed pricing strategy based off of the sold homes in the neighborhood or “comps” in realtor terms. They should be able to present you with a range of what they think your home will sell for. These kinds of hard facts and data will help you avoid hiring an agent who promises to sell your home for more than it’s really worth. I enjoy doing comparative analysis because it gives me a full understanding of what is happening in that exact neighborhood and marketplace. It ensures that I can confidently price your property and sell it. I also enjoy doing light staging to the home and opening up your space. Utilizing bedding, kitchen accessories, pillows, professional local art, and plants. I like to bring in some soft towels and spa accessories to highlight the bathrooms. Everyone spends so much time outdoors in Hawaii so utilizing an outdoor space is important and a main selling point of the home. This added step attracts more buyers and sells the home faster.

Marketing Your Home

As for marketing, I like to include the following in my listing services to make sure as many eyes see the property as possible. Professional photography, drone footage, videos, virtual tours, blogging, broker’s open, open houses, email blasts to all Hawaii agents, email blasts to my buyer database, utilizing our #1 most trafficked website HawaiiLife.com, also other real estate search engines such as zillow.com and realtor.com, Luxury Portfolio affiliation and Hawaii Life’s Global partnership with Leading Real Estate Companies of the World. Spotlight on Linda Hussey – A Devoted Volunteer & Animal Lover Who Embraces the Spirit of Aloha

When you meet Linda Hussey, you’re immediately struck by her incredible vitality. Always encouraging and positive, she’s without a doubt the best cheerleader you could want on your team. Born and raised in Portland Maine, Linda has been an enthusiastic Big Island resident since 2006. “I love living here in Hawai’i because as small as this island is, I still manage to see or learn something new just about every day,” she told us.

Knowing her caring nature and her ability to stay calm under pressure, it’s no surprise that Linda worked as an EMT back in Maine before moving to the islands and launching her real estate career. “I moved to Gorham, Maine and lived there with my husband and daughter for 14 years until we moved here to Hawai’i in July of 2006,” Linda told us. Her husband Evert was a firefighter and a skilled carpenter back in Maine.

“Fun Fact: I was adopted at birth and raised as an only child. I actually found my birth mother and have met all seven of my half siblings :)”

Fast forward to her life in Hawaii, where together they operated a property maintenance business for more than 11 years, an experience that Linda claims gave her great insight into the vacation rental world, as well as luxury residential real estate. She’s been a licensed real estate agent since 2011, at first dipping her toes in the warm water and working part-time until 2015, when she says, “I jumped in with both feet and started to focus solely on real estate.”

The decision has paid off, both for Linda’s clients and for her sense of fulfillment. “I love that I can work with people to help them make their dream of owning a home a reality,” says Linda, who especially enjoys working with first-time buyers. “There is nothing more rewarding than to see someone who thought they could not buy a home actually realize their goal,” she shared. Of course, as a self-described “crazy animal-loving person” Linda seems to also attract clients looking to move their pets to Hawaii, or those searching for condos that allow furry family members.

As a former EMT, helping others isn’t new to Linda, who has been giving back to her community both in her professional and personal life. Linda is a volunteer on the Hawaii Life Charitable Fund (HLCF) board of directors, where she serves as the fund’s Vice-Chair and heads up the HLCF’s fundraising committee. She’s also dedicated to animal rescue and rehabilitation and hopes to someday open her own animal sanctuary, with a goal of combining animal welfare with that of people who are recovering from substance abuse and addiction issues.

In the recent lead-up to Worthshop, Hawaii Life’s annual conference series, Linda worked tirelessly to plan a silent auction, prize giveaways, and fundraising efforts. Throughout the conference, she was an exuberant spokesperson for the HLCF, helping to raise more than $12,000 that will go to help local charities across the state. The HLCF runs an annual grant program called Hawaii Love, and proceeds from Linda’s fundraising efforts and others will support four grants the HLCF will award in 2019.

Linda has embraced local culture and the spirit of aloha wholeheartedly. Inspired by her friend and teacher Pua Lincoln Maielua, she has been committed to understanding Native Hawaiian culture since her arrival in the islands. She says she’s fascinated by the learning process. “Pua inspires me to keep pushing forward, and when I learn from her I always walk away with a sense of amazement and a deeper understanding of who I am, and how I fit into this beautiful place,” she says.

“I love that I can be me. Hawai’i Life is the only real estate company I know that encourages its agents to be themselves and to embrace that,” said Linda.

To date, Linda has closed 19 Hawaii real estate transactions and has assisted her fellow agents in successfully closing many more. In her typically cooperative and inclusive style, she says, “I believe we can all learn from each other and lift each other up,” when asked about partnering with other real estate professionals. “I approach my Hawai’i Life and my business as I do life in general. I always speak my truth, and I treat others the way I want to be treated. I believe Gandhi said it best:  “Be the change you wish to see in the world,” Linda shared.

Linda has applied herself to the business, earning several advanced designations as part of her continuing education. She holds the e-PRO® Real Estate Technology Training designation – an internet professional certification program approved by the National Association of Realtors (NAR) for its members. She also holds the Accredited Buyer’s Representative (ABR®) designation, a benchmark of excellence in buyer representation in our industry. Finally, she’s completed NAR’s Green Designation, which provides advanced training in green building and sustainable business practices, to help industry pros seek out, understand, and market properties with green features.

One of the first things that stood out to her when she joined Hawai’i Life was the idea of teamwork. “Being a realtor can be tough sometimes,” Linda admitted, “Eliminating the stereotypical competitive agent mentality and embracing more of a “we are all in this together” attitude makes things so much nicer. When I was younger, I used to think I had to do everything by myself. Once I removed ego from the equation and learned that many hands really do make light work of almost any situation, I felt a sense of calm. It was this teamwork approach that drew me to join forces with Hawai’i Life and to this day I am grateful that I did. I mean where else can you get away with driving a purple car?!”

“I love my Hawai’i Life because not a day goes by that I do not acknowledge how lucky I am to live in such a magical place,” says Linda, who loves swimming in the ocean and hiking, if you catch her at the right moment. She frequents Kua Bay, which she claims is her favorite place on the planet. Manini’owali Beach at Kua Bay (featured in the top photo of this blog post) is part of the Kekaha Kai State Park, which is located along the leeward coast of the Big Island of Hawaii. It marks the northern end of the state park and features several hiking trails and a number of lookout points from which you can enjoy great views of the salt-and-pepper coastline.”When I am there I feel a sense of calm and connectedness that I don’t find anywhere else,” she told us.

Maserati Multi 70 Sets the Bar for Caribbean 600: En Route to Honolulu for 2019 Transpac

A Very Impressive Finish of the Royal Ocean Racing Club’s Caribbean 600

The Maserati Multi 70 Crosses the Finish Line First on Tuesday, Jan 19, 2019

The yacht set a new world record with a total race time of 1 day, 6 hours, 49 minutes and 0 seconds as well as winning line honors, in the RORC Caribbean 600. The race starts and finishes in Antiqua after circumnavigating around the 11 island Caribbean course. If you aren’t familiar with sailboats, these multihull yachts are some of the fastest in the world. With consistent foiling enhancements, adjustments and new designs to the rudder systems, the Maserati literally and figuratively flies over the ocean, reaching speeds up to 50 nautical miles per hour. With that being said, an extreme amount of focus, stamina, and attention is needed when sailing these nautical machines. Strategy, navigation, and weather are huge factors in flying the multihulls and overall racing them at top speed. It takes a very specific type of person to dedicate their lives to racing around on the ocean. But, for those who do, what a life it is!

Let me introduce you to the “brains” of this Italian operation: Skipper Giovanni Soldini & Captain Guido Broggi. Both born in Milano, reside in the countryside of Liguria, and have sailed all over the globe. They have been lifelong friends and sailing professionally on Maserati yacht and other yachts for over 24+ years. They have broken, and currently hold, multiple world records. Together, they are a dynamic duo expressing qualities of leadership, pure dedication, concentration, zeal, and utmost sportsmanship. They are fierce contenders, funny, love to cook and of course, eat pasta… and please, don’t forget the vino! They both are full of life and have huge hearts. When not sailing, the crew is constantly working in the shipyard to refit and maintain this beautiful racing vessel. In 2017, the Maserati Yacht was hauled out of the water and dry docked on the land next door to the Waikiki Prince Hotel. All the necessary work was completed on that parcel of state land and the “Aloha Dock” of the Hawaii Yacht Club. The crew got the yacht ready to depart to Hong Kong, where they set the world record: a 13,000 mile long, non-stop, Hong Kong to London Tea route finishing in late Feb 2018. 36 days, 2 hours, 37 minutes, and 2 seconds at sea. That’s a whole other story…

There are not many “do it all” racing teams that are so devoted to the program, the team, and boat. Usually, pro sailors fly into the race location and skip the shipyard work or deliveries. Not this crew. They spend countless hours in the yard making sure the proper work is done to maintain the boat and most importantly, maintain safety. They are so passionate about what they do, they work hard until the moment they arrive at the starting line. Then when the boat is ready, they go into “race mode” and push as hard as possible to win. Giovanni and Guido have great support from the other members of the crew, and all work efficiently together to get the jobs completed.

A few days before the Caribbean 600 race started, the competition Argo, a Mod 70 capsized after the wind came up unexpectedly during a training. Argo is an American yacht skippered by Jason Carroll and crossed the finish line only 7 minutes after Maserati in the Caribbean 600. Maserati yacht immediately turned on the engine, dropped the sails and assisted the Argo crew to ensure everyone was safe after seeing the boat go over, not far behind them. In 1999 Giovanni saved Isabelle Autissier, a famous French solo yacht racer off the coast of Cape Horn, South America in high seas and gail force winds during the USA based “Around Alone” race, that they were both competing in. Making these types of sportsmanship calls, are what sets Giovanni and Guido apart, and is a big reason why they are so respected worldwide and throughout the yachting community. Maserati agreed to start later on the race day at 2 pm instead of the original scheduled 11 am start time, in order to allow the crew of Argo to finish up the repair work that needed to be done. After a neck and neck race, Maserati crossed the finished first and Argo directly after.

Earlier today, after an all day delivery back to Guadeloupe Island from Antiqua, Guido said, “We did a good job, the boat was ready, we had a good wind between 17 and 21 knots. It was a great stable wind and the sea state was very good because we didn’t get any high wave conditions, so we, and also the other boats, could sail in a very good condition for the whole race. The RORC 600 is one of the toughest races out of all the classic races around the world. You maneuver every single second. Imagine, in 30 hours and a half, we slept more or less, 2 hours each. And, we ate a lot of crackers.” I’m hoping they eat something delicious tonight, and get some sleep. They all deserve it!

Exciting News for Honolulu, HI

Maserati on the Aloha Dock at Hawaii Yacht Club

Maserati, Argo, and Powerplay an English Mod 70 skippered by Ned Collier Wakefield, have all entered the Transpac Race starting on July 10th 2019. There are already 102 yachts registered for this Pacific ocean crossing, more than Hawaii has ever seen since 1906. This will be the 50th annual Transpac race which starts in Los Angeles and ends in Honolulu, at the Hawaii Yacht Club. It’s going to be a very exciting event with some of the most beautiful and fastest sailing vessels from around the world. With limited space in the harbor (see my other blog — Yacht Life on Oahu: Where to Keep Your Boat?) HYC and WYC will be moving boats around and getting ready for the arrivals that can happen at any time of day or night.

Some examples of the volunteer work the yacht club community needs help with:

  1. Being part of the Team for mooring arriving boats (harbor ops)
  2. Communication/coordination with the Team(s) for organizing the mooring of arriving boats (harbor ops)
  3. Boat Hosting -meeting the boats after they have arrived or putting together a Team to host a boat (hosting committee)
  4. Doing shifts at the DH lighthouse finish line for finishing boats (lighthouse committee)

Since Princeville is located within a Visitor Destination Area (VDA), 20 out of the 22 condominium projects are vacation rental eligible under County regulations and specific condominium By-Laws. Condos are becoming a more popular visitor accommodation by demand. Year-to-date, Kauai has experienced a 7.6% increase in total visitors; the most percent change of all the islands. According to the Star-Advertiser, Hotel units are dropping while vacation rentals are gaining momentum. Statewide, vacation rentals are the second-largest visitor accommodation making up 16% of total visitor lodging. While hotels supply 54% of the lodging in the state, their unit count dipped more than 2% from 2017 and vacation rentals rose over 3%. Furthermore, 13% of visitors stayed in a condo versus 10% in a rental house in 2018 [Source: Hawaii Tourism Authority].

2018 Sales and Stats

In Princeville alone, condo sales increased by 10.8% from 2017 to 2018; however, the number of units sold remained roughly the same from 107 to 106. The median sold price of a Princeville condo on Kauai last year was $606,900, an increase of 13% from $525,000. As illustrated in the graph from 2004 – 2018 below, condos in the past 9 years have generally increased in value. Although, we have not reached the height of the market, which was in 2008 where the median sales price was $825,000, the overall health of Princeville condos is steadily strong.

Recapping 2018, Princeville saw 106 units sell while only staying on the market for a median of 30 days. This is the least amount of median days on market since 2005 and 2006. Over 50% of the units in 2018 sold for 30 days or less, on the contrast 20% were sold over 120 days. The average sales price of the average list price was an astounding 97%. All figures point to a strong market in 2018.

Examining Each Princeville Condo

Each condominium in Princeville offers its own charm. No two complexes are alike — some sit ocean bluff, some offer garages, a few view spectacular mountain ranges, and others have resort-style pools and spas. Depending on your amenity preferences and view, you pay for what you get in Princeville. Ocean view units sell at a higher price than non-ocean view. Although only 1 Puu Poa unit sold in 2018 for $1.3 million, you’re paying for an amazing view of Bali Hai and 180 degrees of Pacific Ocean. Ka’iulani of Princeville came in second place for the highest median sales price of $1.2 million. Hanalei Bay Villas and Hanalei Bay Resort came within $1,000 of a tie for third place. Interestingly enough, Hale Honu had the lowest sales price of all condominiums at $337,000 with the highest turnover rate. Alternatively, the Cliffs at Princeville, Hanalei Bay Resort, and Puu Poa all experienced the lowest turnover rates for an average of the last 5 years.

Impressive Maui Meadows Demand in 2018

Maui Meadows Activity 2018

2018 was another incredible year as far as sales volume in Maui Meadows! There were 31, yes, 31 closed sales in Maui Meadows last year with sold prices ranging from $650,000 to $1,875,000 and two other properties under contract in escrow, priced at $1,448,000 and $1,585,000, that did not close before the year flipped. That’s approximately a 10% increase in sales volume (28 total in 2017), but the total dollar amount decreased approximately 2.8% from $38,646,930 in 2017 to $37,569,600 in 2018; those numbers are impressive though!

As far as median sold price, 2018 saw an increase of approximately 3.4%; in 2017 the median price of Maui Meadows properties was $1,280,000 compared to $1,325,000 in 2018. Looking into days on the market, we noticed a slight drop; the average of sold properties in 2017 was 168 days versus 143 days in 2018.

At the time this blog was written, there were five sales under contract in escrow, including the two already mentioned above, and thirteen properties currently listed for sale with asking prices ranging from $1,285,000 to $2,750,000. The current days on the market of the active listings ranges from 12 to 247. One of the properties currently listed is at Kaimanu (not included in the range above), which is an exclusive gated community within Maui Meadows consisted of nine, two-acre parcels; this listing is currently priced at $3,995,000. The last sale at Kaimanu closed at $4,200,000 in July 2017 after 99 days on the market.

The past two years have shown a very strong demand for Maui Meadows properties; the numbers don’t lie. If you would like more detailed information about Maui Meadows, feel free to get in touch whether you are looking to buy or sell.

A Very Impressive Finish of the Royal Ocean Racing Club’s Caribbean 600

The Maserati Multi 70 Crosses the Finish Line First on Tuesday, Jan 19, 2019

The yacht set a new world record with a total race time of 1 day, 6 hours, 49 minutes and 0 seconds as well as winning line honors, in the RORC Caribbean 600. The race starts and finishes in Antiqua after circumnavigating around the 11 island Caribbean course. If you aren’t familiar with sailboats, these multihull yachts are some of the fastest in the world. With consistent foiling enhancements, adjustments and new designs to the rudder systems, the Maserati literally and figuratively flies over the ocean, reaching speeds up to 50 nautical miles per hour. With that being said, an extreme amount of focus, stamina, and attention is needed when sailing these nautical machines. Strategy, navigation, and weather are huge factors in flying the multihulls and overall racing them at top speed. It takes a very specific type of person to dedicate their lives to racing around on the ocean. But, for those who do, what a life it is!

Let me introduce you to the “brains” of this Italian operation: Skipper Giovanni Soldini & Captain Guido Broggi. Both born in Milano, reside in the countryside of Liguria, and have sailed all over the globe. They have been lifelong friends and sailing professionally on Maserati yacht and other yachts for over 24+ years. They have broken, and currently hold, multiple world records. Together, they are a dynamic duo expressing qualities of leadership, pure dedication, concentration, zeal, and utmost sportsmanship. They are fierce contenders, funny, love to cook and of course, eat pasta… and please, don’t forget the vino! They both are full of life and have huge hearts. When not sailing, the crew is constantly working in the shipyard to refit and maintain this beautiful racing vessel. In 2017, the Maserati Yacht was hauled out of the water and dry docked on the land next door to the Waikiki Prince Hotel. All the necessary work was completed on that parcel of state land and the “Aloha Dock” of the Hawaii Yacht Club. The crew got the yacht ready to depart to Hong Kong, where they set the world record: a 13,000 mile long, non-stop, Hong Kong to London Tea route finishing in late Feb 2018. 36 days, 2 hours, 37 minutes, and 2 seconds at sea. That’s a whole other story…

There are not many “do it all” racing teams that are so devoted to the program, the team, and boat. Usually, pro sailors fly into the race location and skip the shipyard work or deliveries. Not this crew. They spend countless hours in the yard making sure the proper work is done to maintain the boat and most importantly, maintain safety. They are so passionate about what they do, they work hard until the moment they arrive at the starting line. Then when the boat is ready, they go into “race mode” and push as hard as possible to win. Giovanni and Guido have great support from the other members of the crew, and all work efficiently together to get the jobs completed.

A few days before the Caribbean 600 race started, the competition Argo, a Mod 70 capsized after the wind came up unexpectedly during a training. Argo is an American yacht skippered by Jason Carroll and crossed the finish line only 7 minutes after Maserati in the Caribbean 600. Maserati yacht immediately turned on the engine, dropped the sails and assisted the Argo crew to ensure everyone was safe after seeing the boat go over, not far behind them. In 1999 Giovanni saved Isabelle Autissier, a famous French solo yacht racer off the coast of Cape Horn, South America in high seas and gail force winds during the USA based “Around Alone” race, that they were both competing in. Making these types of sportsmanship calls, are what sets Giovanni and Guido apart, and is a big reason why they are so respected worldwide and throughout the yachting community. Maserati agreed to start later on the race day at 2 pm instead of the original scheduled 11 am start time, in order to allow the crew of Argo to finish up the repair work that needed to be done. After a neck and neck race, Maserati crossed the finished first and Argo directly after.

Earlier today, after an all day delivery back to Guadeloupe Island from Antiqua, Guido said, “We did a good job, the boat was ready, we had a good wind between 17 and 21 knots. It was a great stable wind and the sea state was very good because we didn’t get any high wave conditions, so we, and also the other boats, could sail in a very good condition for the whole race. The RORC 600 is one of the toughest races out of all the classic races around the world. You maneuver every single second. Imagine, in 30 hours and a half, we slept more or less, 2 hours each. And, we ate a lot of crackers.” I’m hoping they eat something delicious tonight, and get some sleep. They all deserve it!

Maserati, Argo, and Powerplay an English Mod 70 skippered by Ned Collier Wakefield, have all entered the Transpac Race starting on July 10th 2019. There are already 102 yachts registered for this Pacific ocean crossing, more than Hawaii has ever seen since 1906. This will be the 50th annual Transpac race which starts in Los Angeles and ends in Honolulu, at the Hawaii Yacht Club. It’s going to be a very exciting event with some of the most beautiful and fastest sailing vessels from around the world. With limited space in the harbor (see my other blog — Yacht Life on Oahu: Where to Keep Your Boat?) HYC and WYC will be moving boats around and getting ready for the arrivals that can happen at any time of day or night.

Some examples of the volunteer work the yacht club community needs help with:

  1. Being part of the Team for mooring arriving boats (harbor ops)
  2. Communication/coordination with the Team(s) for organizing the mooring of arriving boats (harbor ops)
  3. Boat Hosting -meeting the boats after they have arrived or putting together a Team to host a boat (hosting committee)
  4. Doing shifts at the DH lighthouse finish line for finishing boats (lighthouse committee)

Ho’opili Home Lottery Info: So why a lottery? For buyers not familiar with the lottery process, it may seem like a very odd thing to go through. The demand for new homes is strong, and in the past buyers were physically lining up for hours for an opportunity to purchase a home. To make the process more efficient, and to give buyers a better opportunity at getting the home they want, the builder switched to a lottery. Buyers have to fill out a lottery application to enter the lottery. If there are 15 buyers and 11 homes released, this provides for the order in which buyers will choose their homes. If a buyer decides to pass on their opportunity, the next buyer in line gets to pick. It is really an easy process. It is fair and also safe. Buyers don’t have to spend time in line waiting for a home release. The odds of getting a home are very good, so enter the lottery as soon as you think that you may want a new home at Ho’opili.

Market Reception

My first listing in Hawaii was as a co-lister for a 2 Bedroom/1Bath condominium at Pawaa Gardens at 1617 Young Street in the heart of Honolulu. See property details on my homepage. The unit had nice renovations but needed staging and marketing to EARN THE SELLER TOP DOLLAR on the sale. I designed and staged the unit, keeping it simple to enhance the clean lines of the new cabinets and tile wood plank flooring. I used a pink accent color to add fun and warmth to the stark elegance of the white walls and grey floors. The professional photographer texted me after his session that he loved how the property looked which was a nice compliment, but the true test was in the market reception.

Setting Price Records in Hawaii

After hosting a broker’s open and one open house, the property received six offers and was under contract in less than two weeks for $40,000 over the highest sales price for the condominium complex. That means the unit set a $40,000 PRICE RECORD for the condominium complex. To own a home in Hawaii is a blessing. If that home can earn some or even more money than your full-time job that’s the winning lotto ticket.

Why I Moved to Hawai’i

Why’d You Move To Hawai’i?

That is a questions I’ve asked many people since moving here and a question I’ve answered many times. This is why I moved to Hawai’i.

In the summer of 2017, I had no interest in moving to O’ahu, but I did want to finally fulfill a desire since childhood to ride a wave. Hindsight, I find it quite odd that it took me until my 44th year to fulfill this desire. Since prior to O’ahu, SoCal had been home for nearly 8 years. And much of that time had been spent on the beaches of Redondo, Hermosa, and Manhattan. I even owned a surfboard for two of those years there and had previously been to Hawai’i four times!

But I digress. Whatever the reason, 2017 was the year I decided to learn to surf. Next came the big decision – where? I’d been to Costa Rica and knew about the great surf there. I’d also been to Mexico and Peter Shmock, a friend and trainer has talked numerous time of surfing there. But then there were the places I’d never been – Australia, Bali, other spots in Indonesia that are known for great surf conditions. But eventually, after significant research, I decided to go where it all started . . . Hawai’i. And finally in November, I decided on O’ahu. Next, I scheduled a surf session with Sunset Suzy and booked a VRBO for an 18 day stay in December.

Now throughout all this time, I had zero intention nor interest in moving to O’ahu. In Seattle, I was entering the eighth year of owning a profitable business and absolutely loved where I lived. I also enjoy hiking and consider the Pacific Northwest to be one of the most beautiful spots in the world. So with my mindset that the PNW was home, I flew off to O’ahu.

Three days later in Haleiwa, my life changed.

The iconic surf spot on O’ahu that I knew nothing about until 2017. And though I had read that Waikiki is one of best spots in the world to learn to surf, Haleiwa was my spot.

So on that fateful day, with a patient and very supportive instructor, and while I was trying to suppress my fear of shark attack, I caught my first wave. If you’ve surfed before, you’ll know that words are incapable of describing the feeling of catching a wave. It simply must be experienced. A blast. I loved that first ride but in the grand scheme of things, no big deal. If I had stopped then, most likely I would not be a Realtor in O’ahu, Hawai’i and writing this blog from a rental in Aina Haina, while sitting in shorts and a shirt and feeling a little chilly, even though thermostat reads 78 degrees.

But this was a two-hour lesson and I had a lot of time remaining. So I paddled back out. Now, I really can’t remember if it was the second or third wave, but after riding one of them, I experienced a very strong feeling to move to Hawai’i  And as I got back out to Suzy, in a joking manner, I said, “This could be life-changing.” And then told her about my new found desire to move to O’ahu. She laughed and said, “I hear that from a lot of people.”

During the remainder of that vacation, while contemplating moving to O’ahu, I took several more surf lessons, and also explored much of the island. All the while, experiencing a peace that was rare to my life.

After flying back to Seattle, I quickly returned to my normal routine. And after a few days, I decided it was a crazy idea to move to O’ahu but told myself I’d reconsider it in a year.

The Magic Of Hawai’i?

And then some weird things started happening in my life – actually nine unique events over a six week period. I initially found the unusual events simply entertaining coincidences. But so many occurred, and they all seemed to be pointing me to Hawai’i, specifically O’ahu, that I started writing them down. Two of the incidents involved people who told me there is something magical about the Hawaiian Islands even before I told them I was considering eventually moving to O’ahu. Maybe it was all pure coincidence, but eventually, I concluded the Universe was trying to get my attention. Therefore, after six weeks being back in Seattle, I decided to move to O’ahu. It took a couple of months to wrap things up in Seattle, but at last, here I am.

So why did I move to O’ahu? Until now, I would always answer “the surf.” But as I conclude this post, I realize I really don’t know. Surfing was definitely a huge part of it. But simply the vastly beautiful and magnificent Ocean was certainly a factor. As were the majestic remnants of the shield volcanoes, the albatross colony at Ka’ena point, seeing a sperm whale breech close offshore, watching a beautiful woman do tricks on a longboard in big surf off Makaha, and all the singing birds. Whatever the reason, I’m very happy to call O’ahu, “The Gathering Place” home. It truly is a magical place – just try surfing and you may discover it for yourself
