Becoming a Home Owner & Where to Start

How do you prepare for something as monumental as becoming a homeowner for the first time?

At any point in your life, it’s a daunting thought that requires months, if not years, of time and preparation. There’s a checklist that seems to only grow longer as you work your way through such an event. You have to make sure you’ve budgeted properly, that you’re prepared to handle some unexpected hurdles and most importantly, that you find a property you love. Through the ups and downs, always know that a great risk can turn into an even greater reward.

Why Buy a Home?

At some point in our lives, most of us were either living in a childhood home or staying rent-free with friends. It’s easy, so why leave it? Buying a home seems so arduous, so why attempt it? I’m here to tell you it’s a lot more attainable than you think. In early 2018 at the age of 22, I bought my first home in Ewa Beach, Oahu. With the right help and some solid planning, you can become a homeowner too.

How to Get Started?

The week after graduating high school in Colorado, I moved to Hawaii with my parents to help run our family business. I lived at home and was fortunate enough to have very little expenses. I walked to work 5 days a week working 8 hour days for almost 4 years, saving every penny I could in the process. I was able to amass enough for a down payment on a townhouse in that timeframe and moved into it the day after my 22nd birthday. By surrounding myself with experienced professionals at Hawaii Life Real Estate Brokers and was able to have a much easier than expected home buying experience. They helped me every step of the way from getting financing to finding a home I wanted to call my own.

You don’t have to do it the way I did, there are countless different ways for you to afford to do it. You can create some extra income by planning to rent out extra rooms if you have them, joining a tenancy with a family member or friend, and using your VA eligibility if you’re active or retired military. I didn’t have a clue in the world of where to begin until I started talking to my agent at Hawaii Life. Sometimes reaching out to someone and saying, “I don’t know” can be your first step.

Maui Inventory is Down, Activity is Up

Inventory is down and the prices are up on Maui and across the rest of the states. How is it going to react this winter as we approach the high season and the buyers and sellers are active in the marketplace? It’s been a very busy summer, and the only signs of slowing is limited inventory. The buyers are still here, and the great properties are still being scooped up almost overnight.

Sales are Way Up

Residential units sold are up 7% with the dollar volume being up that same amount… The condo sector is impressively up a whopping 25% over last year with the dollar volume being up 34%. Figures like these are indicators on healthy activity in a luxury marketplace. Great homes and condos, both large and small, are still scooped up rather quickly. Owning a short-term rental has some substantial tax benefits with the recent 2018 investment changes.

Inventory is Low

New listings inventory is down in both the homes and the condominium categories. While we anticipate the typical winter surge, more homes will come on the market to accommodate the secondary market purchasers “waiting in the wings.”

4. Lanikai

What does it take to have a highly rated HGTV “Hawaii Life” show, a high-trafficked website, and thousands of happy clients throughout the Aloha state? In short….it takes the dedication and skills of many people at Hawaii Life to pull it all together. Every single person at Hawaii Life is passionate about their role in the team. From the owner Matt Beall and our chief design officer Winston Welborn, our creative design team, our support staff, our brokers, to over 200 agents on Oahu, Maui, Kauai, and the Big Island, every individual works hard to deliver the Hawaii Life experience. It’s about sharing our local knowledge and the love of Hawaii with you, our followers and clients. This past week, a number of us met on Kauai to learn, laugh, and to bring ideas to life. Let me take you behind the scenes of our work retreat where we gave up our cell phones, disconnected from Wi-Fi, and we sharpened our saws to be the best professionals in the state.

Short flights between the islands make our Hawaii life all the more fun. As soon as the drink service is over, it’s time to land. Whether we were coming from Maui, Oahu, or the Big Island, our travel left us smiling and definitely not too tired.

Of course who wouldn’t take time for some photo opportunities. Kauai is often referred to as the Garden Isle, and it is gorgeous. It offers lush tropical forests, millions of flowers, stunning beaches, canyons, and valleys, not to mention the amazing scents that come with all the beautiful vegetation. Wild pigs and thousands of chickens roam freely around the island. For visiting urbanites, it’s an unusual site. For locals, it’s just another day on Kauai. Don’t all chickens walk on roads, visit restaurants, and hand out at parking lots? Right? Not the normal scenario, however, a very fun one to see.

Our Maui, Oahu, and the Big Island teams met up at Lihue Airport and we made our way to Camp Sloggett to meet the rest of the Kauai crew. We stopped at Waimea Canyon to take in the amazing views of the canyon and stunning waterfalls. The sheer size of the canyon is breathtaking, and the red and green colors really bring it to life.

Camp Sloggett, where we were staying, is located a short distance from the most amazing view on the planet. We were not going to waste an opportunity to see and take photos of the Kalalau Valley while on Kauai. One can easily stand at the lookout and just stare at the green mountain range and the blue ocean in the distance for quite some time. Even for Hawaii residents, where we are used to beautiful sceneries around us, this view was mesmerizing. It’s definitely a must see when visiting Kauai.

I can’t say enough about the good food that we ate over the three-day stay. Fresh fish, poke, fresh vegetables, flower decorated meals, to the most delicious fruit salad. Fuel for the mind.

Our accommodations were rustic and away from any city lights. It was great. The air was fresh and the stars lit up the night sky. It did get cold when the sun went down. Brrrr… All of us used to mid-80 degree weather, definitely got a shot of cool, crisp air between dusk and dawn. Since our cell phones did not work, I can’t be sure how cold it actually got, but my best guess would be in the low 50s. Hot coffee was flowing in the morning to defrost us “warm weather” people.

A campfire provided the heat, Matt and John entertained us with their great guitar skills, and conversations flowed ’til the wee hours of the night. A team that parties together stays together.

Kauai Market Recap – Q3, 2018

Kauai, once again, saw strong and robust real estate sales in the third quarter of 2018. All market segments performed well, but residential segments for single-family homes and condominiums saw remarkably strong numbers. During the quarter, we saw $173M in single-family home sales volume which was a roughly 21% jump compared to the same period in 2017, and over $67M in condo sales volume, a nearly 49% increase. The North Shore saw an incredible $72M in residential sales volume and such in the context of a subdued Haena market due to the ongoing road repairs following Kauai’s April floods.

Among the high end of the market, there were 5 transactions for properties priced at or above $5M. Three of the five sales were for oceanfront properties, and one for a bluff front property along Kilauea Road overlooking Secret Beach.

Kauai Monthly Residential Sales & Median Sales Price 

From the above sales and median price chart, we again observe what we have seen over the past year of monthly samples; a strong number of sales this month and once again, quite strong median sales prices both island wide and specific to the North Shore.

The below graphic highlights the past 11 years of quarterly median sales prices. The island-wide median sales line continues to show a steady, but gradual, upward trend since early 2012. The trend for the quarterly North Shore median residential sales price continues to display a steeper upward trend and this past quarter’s median sales price point represents its highest value during the 11-year sample.

Hawai’i Life Expands Our O’ahu Footprint With A New Kaimuki Office Led by Jeanie Schmaltz

We are excited to announce the opening of our fourth office location on O‘ahu this week. We invite you to come celebrate with us at our grand opening and blessing this Friday!

Our Kaimuki office will be led by Jeanie Schmaltz as Broker-In-Charge. Schmaltz is a lifelong resident of Honolulu and attended the University of Hawai‘i Mānoa Campus and Hawai‘i Pacific University. She became a Realtor-Associate in 1998 and has been actively representing both buyers and sellers island-wide in real estate transactions since then. She obtained her Broker’s License in 2016 and has been honored four times by Honolulu Magazine on their ‘Best in Hawai‘i Real Estate’ list. How Do I Find the Listing Agent?

You have been working diligently to find the home that you will love for the next several years and have finally had that moment where things start falling together. The pictures look wonderful, you have researched the area, and it is the home for you. You have talked with your lender and have been pre-approved. You want to know more about this home and go look at it to see if the pictures do it justice. The question is, “how do I find the listing agent”?

Listing Agent or Buyer’s Agent?

Most of us have been on the housing websites that have real estate agents’ faces off to the side to click on when you have a question. When you call that Realtor, they need to know what home you are looking at, and you tell them the blue one they have listed with the pool. They say they need an address, and you think it is odd since they can’t have too many blue homes with a pool in their portfolio. This is when you find out that you did not find the listing agent with all of the answers, you have found yourself a buyer’s agent.

What’s the Difference?

So what is the difference? Is this a bad thing? A buyer’s agent isn’t going to know all of the things about the home that you want to know. Many people are led to believe that the listing agent is who they should work with because they will not only get all of the answers, they will also be able to work out a better deal. This is not the case. As Realtors, we have a set of guidelines and moral duties we abide by. We promise to work fairly and honestly. To use skill and care and diligence in all of our activities. To disclose every known fact, even if it is harmful to the sale of the house. These, along with several other duties will be promised by any Realtor including the listing agent.

Here’s Where it Gets a Little Tricky.

As a listing agent, I have a relationship with my customer and know things that I must hold confidentially. These aren’t going to be things like the roof leaks….these things I have a duty to disclose regardless if I know about them. What I mean is my customer may be going through financial hardships and I know they will take a little less than asking price. Or their job has moved and they need to sell quickly and will sacrifice the price to make this happen. If you call the listing agent, they can’t tell you these things as they are bound by duty to their customer. In fact, once you start using them as your Realtor, the relationship with both the seller and buyer change and both parties lose a bit of the package of duties we promise to abide by.  Honesty and skill and obedience and all of that is still a given. However, loyalty can’t be given fully to both sides. It is not possible. The Realtor has to focus a little more on the transaction rather than the specific party when it comes to hard negotiations so he doesn’t break the rules we abide by.

Dual Agency

This isn’t the end of the world. In Hawaii, we perform dual agency (the same company working for both buyer and seller) often. We help the transaction along to a positive outcome for both parties and everything works out great. However, if you started out with a buyer’s agent and had their full attention, it might work even better for you. The buyer’s agent can negotiate harder for you and only has your best interest in mind. They don’t have to step as tenderly when it comes to the seller’s feelings. This can help you negotiate that harder bargain.

Who Should You Choose?

In the end, it is up to you whether you want to use the listing agent or your own buyer’s agent. I don’t know of any Realtors that charge for their services to the buyer. It is customary for the seller to pay the Realtor fees to both brokerages at closing, so shop around and pick the agent that you like the most — one that will work to find the home of your dreams. Find one that can add a little humor and calm to the purchase when things get bumpy, and most importantly, one you trust and can put your faith in through the entire process. It doesn’t cost you any money, and you can have the best agent you can find to work hard for you. Good luck! Make it happen!

Hawaii Life Charitable Fund Now Accepting 2019 Grant Applications

We are pleased to announce that the Hawaii Life Charitable Fund (HLCF) is now accepting grant applications for the Hawaii Love grants. We invite eligible Hawaii-based 501(c)(3) nonprofit organizations to apply online today!

About the HLCF and Our Mission

The HLCF is a donor-advised fund at the Hawaii Community Foundation. With a volunteer Board of Directors made up Hawaii Life agents, brokers and staff, we fundraise to support local charities statewide. With guidance from the Hawaii Community Foundation, the HLCF supports Hawaii-based nonprofits that are aligned with our mission of working to preserve Hawaii’s beauty and culture by supporting its people. The HLCF’s mission is accomplished in part through Hawaii Love grants, which provide funding each year to eligible applicants.

Our 2019 Giving Focus: Shelter for Families in Need

Each year, Hawaii Life agents and brokers decide on a giving focus for the calendar year. The HLCF makes grants available to eligible 501(c)(3) nonprofit organizations across the state whose work in our communities is aligned with both the HLCF mission and our giving focus for that year. At a recent gathering of Hawaii Life agents and brokers at Worthshop 8, we collectively chose a giving focus for the 2019 Hawaii Love grants: Shelter for Families in Need. Local charities whose work provides meaningful impact in the form of shelter to families in need will be considered for this year’s Hawaii Love grants.

Grant applications can be made by eligible Hawaii-based non-profits whose mission and work assists families in our beautiful state who are in need. The Hawaii Love grant application deadline is April 1, 2019. The HLCF Board of Directors will review submissions at the next monthly board meeting following that date and select grant recipients based upon the criteria described at give.hawaiilife.com. All completed applications must be received by April 1, 2019 for consideration at the April Board of Director’s meeting. Disbursements will be made immediately upon approval to the awarded organizations.

Our 2018 Grant Recipients

In 2018, our giving focus was Caring for our Keiki. The HLCF was able to provide $20,000 in Hawaii Love Grants to a total of four deserving nonprofit organizations in need. “The four charities were chosen because their projects are in keeping with our mission and our current giving focus of Caring for our Keiki,” said Mealoha Kraus, Chairman of the HLCF, in the spring of this year. Each grant recipient received $5,000 to support their services and programming that assist children on each of O‘ahu, Hawaii Island, Maui and Kauai. Benefiting nonprofits included:

The HLCF offers flexible, responsive and innovative giving opportunities for Hawaii Life’s brokers, agents and clients, as well as to the general public. Donations can be as small or as large as you can afford. Please support the Hawaii Love grant program and give online today!

Worthshop 8 Was A Sold-Out Success!

Worthshop 8 was a sold-out event that incorporated fascinating speaker sessions, professionally produced musical performances under the moonlight, 7-waterfall hikes, catamaran sailing and snorkeling, a luxury Big Island real estate tour, a pop-up art gallery, prize giveaways, a live art auction of a beautiful work by a local artist, an island lu‘au, and more. All of this in one of the most incredible natural settings along the white sands and turquoise waters of Kauna‘oa Bay, with volcanic peaks as a backdrop. 2018 Year in Review. A Year of Growth With More News on the Horizon.

On New Year’s Day 2018, we fully anticipated a very big, loud and exciting year ahead, as we celebrated our 10th Anniversary as a company. In January last year, I wrote, “We fully expect that 2018 will usher in a whole new level of success for Hawaii Life.” That prediction came true.

Together, our team achieved a remarkable $1.7 billion in Hawaii real estate sales over the past 12 months. We experienced an extraordinary amount of organic growth, which was coupled with several strategic acquisitions to make 2018 our best year to date.

We began the year by welcoming Patricia Choi and her team of professionals on Oahu to Hawaii Life. The CHOI Group with Hawaii Life has a 30-year proven track record of high-end market success across Oahu’s most sought-after neighborhoods. Paired with Hawaii Life’s statewide presence and high-end market share across Hawaii, and our international networks in Christie’s International Real Estate and Luxury Portfolio International, Hawaii Life is now firmly the high-end market leader in the state of Hawaii.

Gaining a stronger foothold in the Kailua and Lanikai areas of Oahu, we also welcomed Yvonne Ahearn and her Windward Oahu team from Home Shoppe Hawaii to Hawaii Life. Yvonne brings a wealth of market knowledge and technical skill to the company, along with the foresight that Windward Oahu will continue to be a growing market for Hawaii Life.

In the spring, we were extremely honored to welcome an iconic brand and some legendary talents into the fold as Mauna Kea Realty, now a Hawaii Life Company, joined forces with us. Bob Chancer and Steve Hurwitz, the leadership at Mauna Kea Realty, need no introduction on Hawaii Island. They have been dominating Kohala Coast sales for decades.

Mauna Kea Realty continues to thrive from their office in the lobby of the Mauna Kea Beach Resort. We’re absolutely thrilled to welcome Bob, Steve, and their team to Hawaii Life. They were gracious hosts of our annual Worthshop conference series which took place in December 2018 at the Mauna Kea Beach Hotel.

Expanded Leadership Team

Throughout the year, we expanded our leadership team to keep pace with our growing sales volume. On Oahu, we were thrilled to welcome Jeanie Schmaltz as Broker-in-Charge leading the team at our new Waialae Avenue office location. The new Kaimuki office, conveniently located in the Kaimuki Shopping Plaza, opened in November, 2018 to accommodate our expanding team of professionals on Oahu.

Jeanie was born and raised in Honolulu where she attended the University of Hawai‘i at Mānoa and Hawai‘i Pacific University. She first earned her license in 1998 and has been a highly successful Realtor since then. Jeanie acquired her Broker’s License in 2016 and has appeared on Honolulu Magazine’s ‘Best in Hawai‘i Real Estate’ list four times in her career.

At our Ewa Beach office in West Oahu, we recently elevated David Lundstrom to Broker-in-Charge. As a co-creator of our Military Specialized Team, David will lead our Ewa Beach office professionals serving the many military and civilian families in his community, where he lives with his wife and two sons.

A successful entrepreneur in Colorado, David appeared on HGTV’s Hawaii Life program when he was shopping for a home years ago. He joined our Oahu team of real estate professionals shortly thereafter and he’s been a highly valued member of our sales organization since then.

On Oahu’s North Shore, our newest office location recently debuted following the completion of construction, making it more convenient for North Shore buyers and sellers to find us in a brand new plaza in the heart of Haleiwa town. We celebrated with a grand opening and blessing event that featured an art installation by renowned Hawaii painter Doug Britt. This unique office concept is part of our commitment to creating community-centered spaces.

On Maui, we recently welcomed Bob Lightbourn to co-lead our team as one of the Valley Isle’s BICs. Bob brings a wealth of market knowledge and an uncanny talent for collaboration, mentorship and leadership to the role. (I’m pretty sure I’ve been trying to hire Bob since 2010, so there’s something to be said for persistence!)

Our 10th Anniversary Celebration

In June, we celebrated our 10th anniversary with a catered party near our Princeville headquarters, held at the rustic yet modern Po’oku Barn at Princeville Ranch on Kauai. Agents from all islands shared some aloha with us as we looked back on our first ten years from this beautiful North Shore location and vantage point

Worthshop 8

The Worthshop Series was held in one of Hawaii’s most iconic, historic and stunning hotels and natural settings in 2018. Worthshop 8 was a sold-out event, with more than 260 conference attendees from across Hawaii, Canada and the U.S. mainland. It kicked off with Vacation Rental Pro Day (VR Pro Day), a day-long conference that attracted close to 120 vacation rental and property management professionals from across Hawaii, as well as State and County officials and vendors.

VR Pro Day, held at the Mauna Kea Beach Hotel as part of Worthshop, was the most well-attended one yet.

We’re extremely grateful to this year’s outstanding Worthshop speakers for extending their time, experience and expertise. They bring Worthshop to life each year with their incisive thinking, insights, ideas and the latest industry trends. This year’s venue made the event all the more special. Developed in the 1960s by Laurance S. Rockefeller, the Mauna Kea sits at the edge of the pristine, turquoise Kauna‘oa Bay surrounded by volcanic peaks. The Mauna Kea Beach Hotel is itself an award-winning property recognized for its mid-century architecture. It simply exudes grandeur. The area offers guests and nearby residents incredible ocean and mountain views, unique landscapes and tons of sunshine. All of this added up to an unparalleled location for Worthshop 8.

Hawaii Life Conservation and Legacy Lands Initiative

Last year, Hawaii Life launched our Conservation and Legacy Lands initiative, appointing Beth Thoma Robinson as Director. This specialized area of real estate practice deals with a category of property that holds environmental, ecological, or cultural conservation values.

It refers to lands that should remain undeveloped or that hold exceptional values that require a need for preservation through sensitive development. Some examples include agricultural or forest lands, scenic wonders, watersheds, wildlife habitat, or special places of cultural and historic significance.

Beth will spearhead the conservation movement within Hawai‘i Life, guiding our team while building a forum for education and defining best practices within our organization. She is already actively engaged in these efforts in her home community of North Kohala on the Big Island, and is currently representing Bishop Museum and other conservation-minded clients.

Our Conservation and Legacy Lands initiative is a natural progression of our long-standing commitment to conservation through our work with the Hawaiian Islands Land Trust (HILT)

Digital & Content Marketing

Throughout 2018, we continued to lead the industry in digital and content marketing, operating state’s the most trafficked real estate website. Our social media platforms (Facebook, Instagram, Twitter, LinkedIn) keeping growing, with a total audience of more than 130,000 – up 22% from 2017. Our social media platforms and capable team made more than four million brand impressions last year, driving substantial traffic to our agents’ listings and pages in the process. 

To assist buyers looking to buy new homes in Hawaii, we brought together all of the latest construction and new development projects statewide in one convenient online resource this past year. With so many appealing features, locations, amenities, and lifestyles to choose from, we wanted to make it convenient for homebuyers to review their possibilities with just a few clicks.

For the many new residential developments that we exclusively represent, we created a dedicated micro-site for each new project. Our Developments pages at hawaiilife.com have become a go-to resource for those buyers looking to purchase new construction in the state of Hawaii.

HGTV & Hawaii Life

We wrapped production on the 169th episode of the “Hawaii Life” television show on HGTV. It’s hard to believe that our little show has now shot 13 blocks of 13 episodes! The show remains a huge hit, with regular fan mail and social media interactions pouring in daily.

Many of us around the state have had the pleasure of seeing visitors to Hawaii take a picture in front of one of our office signs, simply because they’re fans of the show!

Hawaii Life Charitable Fund

In 2018, Hawaii faced a series of extraordinary events that impacted residents in our community. The Hawaii Life Charitable Fund (HLCF) stepped up, raising and donation more than $200,000 to assist with the acute needs of those affected by these natural disasters, as well as the long-term needs of Hawaii residents.

Normally tasked with grant funding to qualified non-profit applicants to the Hawaii Love grant program, the HLCF Board of Directors and the Hawaii Life staff leveraged our network of clients both here and abroad to meet the unique challenges faced by our island communities across the state.

Disaster Relief Efforts

Record rainfall on Kauai and parts of Oahu led to severe flooding, landslides and road closures in April, causing severe property and road damage and displacing many residents on the north shore of Kauai.

The HLCF generated more than $100,000 in donations with a simple blog post shared via email across our network and to just two Hawaii media outlets. Soon, we were getting calls from as far afield as New Zealand asking how people could donate and assist. Hawaii Life made a corporate donation to match the first $25,000 donated to each of Malama Kauai and the American Red Cross (Hawaii State Chapter), for a total of more than $150,000 in fundraising to assist both Kauai and Oahu residents.

Just a few short weeks later in May, the eruption of Kilauea and the resulting lava flows displaced hundreds of Big Island residents – some temporarily and others permanently. The lava destroyed entire neighborhoods in its path. Again, the HLCF and Hawaii LIfe reached out to friends, clients and colleagues. Together, we raised and donated $10,750 to lava recovery efforts being made by HOPE Services Hawaii, Inc.

By August, we thought perhaps we’d made it through the worst, when Hurricane Lane – a Category 5 storm – barreled towards the island chain, finally making landfall as a Category 3 storm that caused flooding on the Big Island and Maui. In the calm before the storm, west Maui residents were evacuated in the middle of the night due to three wildfires that threatened some densely populated areas near Lahaina, as well as other residential neighborhoods near Māʻalaea and Kāʻanapali. Once the flames were extinguished, more than 2,300 acres of land had been decimated, with families left homeless in the wake of the fires.

Aided by Hurricane Lane’s 48 mph winds (and very little rainfall) the wildfires caused property damage and left some families homeless. Again, the HLCF jumped in, raising more than $12,000 (which included a corporate donation from Hawaii Life of $5,000), which was distributed to Maui non-profits making a difference on the ground on Maui. Recipient charities included Habitat for Humanity – Maui, the Maui Food Bank, The Salvation Army – Hawaiian & Pacific Islands Division, and the American Red Cross, Hawaii State Chapter.

2018 Hawaii Love Grant Program

While the HLCF was busy meeting the acute needs of nonprofits across the state this year, we continued to disburse funds to local 501 (c) 3 nonprofit organizations through our annual Hawaii Love grant program. In April of 2018, the Hawaii Life Charitable Fund awarded $5,000 Hawaii Love grants to these non-profit organizations:

It wasn’t all work and no play. Winston Welborn and I enjoyed the entertainment on the beachfront lawn, along with 260+ attendees at this year’s Worthshop.

Through our long-standing commitment as founding members, the HLCF also provided funding to the Hawaiian Islands Land Trust and their No Koa ‘Aina Distinguished Fellows Program this year. This support was enhanced by corporate donations made by Hawaii Life throughout the year. The HLCF also made smaller donations to support the following organizations:

  • Maui Preparatory Academy
  • Ka Hale A Ke Ola Homeless Resource Centers, Inc.
  • Magical Creatures of Hamakua – Animal Rescue and Sanctuary

Year in Review

All in all, 2018 was an incredible year, by every measure. We were able to accomplish some incredible feats, break multiple sales records, and rally to support our communities in times of need.

In 2019, there’s definitely more growth on the horizon. We have a few big projects in the works, some of which have already hit the “coconut wireless” and some that are still just irons in the fire. We look forward to sharing more positive news with you soon.

DOs and DON’Ts of Selling a Home!

“How come you’re not stressed?” I had a client ask me the other day. Things were kind of exploding all around me, and the situation was tense, but stressing along with the client was not going to solve anything. I needed to have a clear vision and plan of how we were going to deal with what was happening. I needed to be emotionally unattached to the property to be able to connect all the dots. In any real estate transaction, and trust me when I say this as I have worked with hundreds of buyers and sellers, there are almost always hoops to jump through. Sometimes the items are minor in nature, but more often than not, complications tend to be big enough where if not solved correctly, they could derail the whole transaction. That’s why over the years, I have had a few for-sale-by-owner sellers reach out to me for assistance when they found themselves quickly sinking in uncharted waters.

For me, as a real estate professional who deals with real estate related topics on a daily basis, real estate problem solving is easier than for someone who is not involved in real estate on a daily basis. I have either dealt with the issue before, or I know who to turn to for assistance, for answers, for help when needed. I have the connections and I surround myself with a team of professionals who help me power through challenges.

SELLER TIPS – Selling a Property 101


Choosing the Right Agent

It’s important for Sellers to do some research prior to hiring their real estate agent. Google the agent, check out their work history, check their social media presence, read reviews. If you don’t see anything good, move on. Don’t just pick anyone. All agents ARE NOT equal. Experience just like in any business is important. A real estate license takes only a few hours to complete. As you can imagine, much of it is about rules, etc, but real hands-on education happens on the job. Every sale has its own challenges. There is no formal education that can prepare anyone for situations that arise, and there are some crazy things that happen with the properties and the people.

Every sale is a learning experience, and that’s cumulative over the years. There are, however, exceptions to experience. New and hungry agents can be very effective if they have the right support. They may not have the knowledge, but with the right guidance, they can navigate through the challenges. They may also have more time for the seller. The opposite is also true. Agents who have been in business for years, and who are not keeping up with the current real estate environment and education, will not have the knowledge and skills to compete in today’s real estate environment. Pick the person who you believe will be the best fit for you and who will best help you with your sale.

Commissions

Let’s just get this one right out of the way. Here’s why. It is totally understandable that Sellers want to make as much money as they can from the sale of the property. That’s why some people choose to go the For-Sale-By-Owner (FSBO) route and others go with a discount broker. There is nothing wrong with doing so if you are prepared to go it alone. It’s not an easy process. In a 2017 study done by the National Association of Realtors, a typical FSBO home sold for $200,000 compared to $265,500 for agent-assisted home sales. That’s a ton of money lost that Sellers could have made. When it comes to discount brokers, the situation is similar. Discount brokerages are volume based, hands off models, with a much larger portion of listings never selling. Typically limited assistance and limited marketing is offered to the seller. In contrast, full-service brokerages charge more, but with the right agent, the property and the seller will have support, the right marketing, and more eyes on the listings. There is a right model for every seller. Just be aware that a lower commission doesn’t necessarily mean a higher NET Income from the sale.

Detach Yourself from the Property

There are many reasons why people sell their homes and condos. Upsizing, downsizing, 2nd home, investment, etc. In all of these scenarios, the expected end result is the sale of the property. Once the decision to sell has been made, it is important to shift the mindset away from homeowner and become the seller. The distinction being that one has an attachment to the property and one doesn’t. As hard as it may be to do, it is best to take the emotional attachment out of the transaction. It is best to focus strictly on the process of selling the property. The property has to be prepared for the next owner. Here are some actions you can take to help in the selling process:

  • Declutter and clean
  • Depersonalize and make as neutral as possible, so buyers can imagine their belongings in the home
  • Refresh if necessary. New paint, new fixtures, etc.
  • Stage – You can use your own furniture, hire a stager, or stage virtually.

Dangers of Overpricing

Price the property according to the market. An experienced agent will explain the current market conditions and will know all comparable properties. Buyers are savvy. If the property is overpriced, they won’t even come to look at the home/condo, let alone bring an offer. Overpricing leads to missed opportunities. “Lets price high, and we will negotiate” is not a good strategy. As a seller, you will be forgoing showings, and the Days on the Market will accumulate, often leading to a stale listing. At that point, Buyers begin to ask “What’s wrong with this property?”, which leads to even less interest. Buyers love to look at new listings. They are online daily looking at properties. Listings fatigue sets in when the same listing shows up continuously. They pretty much just start ignoring some listings. Well priced, fresh listings are the most viewed properties online. This two-week window is the best opportunity for Sellers to get exposure. Interest drops the longer the property sits on the market. Of course, not every property will sell in two weeks, but the goal is to generate as much interest as possible in the early days for maximum exposure. Read more about how to price your home here.

Professional Photography

There should be no excuse for not using a professional photographer. Your listing needs to stand out online. Photos are the Buyers’ window to your home online. Don’t settle for anything less from the person you decide to hire to market your home. During your research, look up the Agent’s previous listings, or request samples. If the pictures look bad, then that’s a pretty good indication that the rest of the marketing will be under par as well. If a sample property is supposed to have a beautiful view, yet the windows are all white and blown out, then that’s a huge disservice to the seller. This is what Buyers look at online. Bad pictures lead to fewer showings. Critical features are often missed with bad photography, like a beautiful view, for example. Do you want that to be the representation of your property?

When using a cell phone or an amateur camera, the view out of the windows is often white, or the interior is dark, as the camera cannot capture indoor and outdoor lighting all at the same time.

Video, Drone, 3D Virtual Tours, Floorplans

At least one of these add-ons should be included with the listing:

  • Video
  • Drone photography/video
  • 3D Virtual Tours
  • 2D Floorplans

All agents now have access to these features whether through their company or through an outside vendor. The MLS has a limit on how many pictures can be included with each listing. A property walkthrough is an amazing way to take people into the house and make them feel like they are there. It allows potential Buyers to get an idea of the true layout, especially in large homes, and see details that are not always displayed in the pictures.

What Does the Internet Strategy Look Like?

Don’t be afraid to ask the agent about their online marketing strategy. With most Buyers starting their search online, and continuing to use the internet throughout the transaction, the agent you choose to work with should have a strong online presence and a well-crafted online marketing plan. Placing the listing on the MLS is NOT enough in today’s competitive real estate environment. Some questions to ask:

  • Will my Zillow listing have a video? It makes a listing more prominent on the platform.
  • Do you or your company have a personal website, active social media accounts, blog (like the one you’re reading now) where my listing will be promoted?
  • What other types of online advertising are you offering?
  • Where else is my listing going to show up?

A multi-platform online strategy is very important in today’s real estate marketing.

Other Types of Marketing

What are some other ways of how the property will be promoted? This can include mail advertising, affiliate advertising such as Christie’s or Luxury Portfolio, agent-to-agent advertising, company promotions, open houses, brokers opens, personal connections, etc. There are so many ways to get the word out about the property. Online is the quickest and generates the most views, but we can’t forget about traditional advertising.

As a Seller, get all the information up front before the “For Sale” sign goes up.
